In Texas, the realistic average lifespan of a roof is closer to 15 to 20 years. “If you can make it 20 years, I feel like you got a pretty good shingle,” says Brogdon.

According to Brogdon, the number one cause of roof failure in our area is poor ventilation combined with extreme heat.

“Our biggest deal on roof fails is ventilation,” he says. “The heat is a killer here in Texas, and then we have storms pop up. The Texas weather just beats up the roofs constantly.”

Without proper attic ventilation, heat gets trapped and puts constant pressure on your shingles, causing them to wear out much faster.

How to Check Your Roof Yourself

You don’t need to climb on your roof to start evaluating its condition. Begin with a simple ground-level inspection:

  • Look for curled, bubbled, or lifted shingles. If you see any, wind can easily get underneath them and rip them off during the next storm.
  • Check for granules in your gutters. After a rainstorm, look inside your gutters and downspouts. A light sprinkling is normal, but handfuls of granules usually means your shingles are breaking down.
  • Inspect your flashings around chimneys and rakes. If you see any lifting or nails popping out, water can get underneath.
  • Watch for loose or missing shingles visible from the ground.

Even if you’ve never had a leak inside your home, you could still have serious issues. Many homes were built with plastic roof jacks that often leak over time.
